Understand Your True Budget
The sticker price is only a slice of your commitment. Add stamp duty (5–7%), registration (1%), GST on under-construction homes, society deposits, interiors and a comfortable emergency buffer. As a rule, keep your total EMI, maintenance and property tax below 35% of your take-home income.
Choose the Micro-Market Before the Building
Great buildings in weak micro-markets underperform. Study the last 24 months of price trends on portals like Housing.com and Magicbricks, then walk the neighbourhood at 8 am, 6 pm and 10 pm. Traffic, safety, water logging and pollution become obvious in one honest weekend of scouting.
Verify the Developer, not just the Brochure
Search the RERA portal for the developer's completed and ongoing projects, delivery history and any open complaints. Speak to residents of a previously delivered project. Consistent track record matters far more than glossy marketing.
Inspect Beyond the Show Flat
Show flats are staged for aspiration. Ask to see a mid-floor unstaged unit, inspect ceiling heights, actual carpet area, ventilation, plumbing shafts and the parking arrangement. Small details today become daily frictions for years.
Your first home is emotional, but the process must remain analytical. Give yourself six unhurried weekends to shortlist, three to verify legally and one to negotiate. If any step feels rushed, that pressure is a red flag, not a countdown.
