A luxury project is only as good as the brief given to its architect. Ask who the design consultants are, where they trained, and which international collaborators are involved in landscape, lighting and interiors.

A true luxury residence in India today should offer 3.2–3.6 m clear ceiling heights in living areas. Anything under 3 m compromises proportion, air volume and resale premium.

Curated, Not Crowded, Amenities

Twelve well-run amenities always outperform thirty forgotten ones. Look for a members' library, a wine room, a proper spa with a wet area and a landscape masterplan by a named firm.

Buy the address, the architect and the maintenance culture. Everything else — kitchens, bathrooms, wardrobes — can be reimagined. Location and design intent cannot.
